What does a luxury holiday home on Sylt cost?
The range on Sylt is wide – and comparison portals rarely show the final price. Here you will find realistic figures, the typical extra costs and an honest comparison between a holiday home and a hotel.
Typical nightly rates
For a well-kept holiday home with 6–8 beds in a good location, nightly rates usually fall within this range:
- Low season (Nov–Mar): approx. €250–400
- Mid season (spring, autumn): approx. €350–550
- High season (summer, Christmas): approx. €550–900
For context, our own transparent rates: in 2026 Horsa Hüs costs €290 per night (low season), €390 (mid season) and €595 (high season). From the 2027 travel year it is €300, €410 and €630. All periods are listed in the rates overview.
What comes on top
- Final cleaning: a one-off fee, depending on the size of the house.
- Visitor's tax / spa card: per person and day, levied by the municipality on Sylt.
- Pet fee: if a dog travels with you.
- Linen packages: sometimes included, sometimes optional.
- Minimum stay: often 7 nights with a fixed arrival day in high season.

Rule of thumb: from four people or from a week's stay onwards, the holiday home almost always wins – financially and in terms of experience. For two people on a two-night trip, a hotel is often more practical.
How to save sensibly
- Choose the edge of high season: early June or September instead of August.
- Use the low season for longer stays – see workation on Sylt.
- Watch what is included: sauna, Wi-Fi, parking and a beach chair are worth real money.
- Book directly with the owner or their partner rather than through portals charging service fees.
